The SHAHA HOA Board held a meeting 10/20/2025. 

The meeting was called to order by President Bill Forker.

The minutes from the 8/27/2025 meeting were approved with changes.

The Membership Notes from the 8/27/2025 meeting were approved for posting to the public website.

The Treasurer’s report was given and approved.

Old Business:

Review of Action Items from the 8/27/2025 board meeting:

  • The Treasurer contacted a resident about the HOA’s current funds balance – item completed.
  • The Treasurer provided insurance policy coverage confirmation – item completed.
  • Two board members gathered the necessary legal documents concerning the emergency exit property for legal review – item completed.
  • The Secretary sent an email to all known member email addresses to inform of the HOA website (www.SpringHillAcres.org) existence and to ask members to subscribe to the website – item completed.
  • The Secretary removed files in the public Google Drive location that had personal information of any members for privacy reasons – completed.

Legal Update – A Spring Hill Acres HOA Update has been posted on December 11, 2025 to inform the membership that a claim to the emergency exit tract of land has been filed by someone with the Lebanon County Court. As this issue concerns an on-going legal issue, the HOA will have no comment until the issue is legally resolved. 

New Business:

Planning for the annual Membership Meeting, which should normally held in October according to the By-Laws, was discussed. With considerable preparation needed to hold the meeting, tentative dates after New Year’s Day were discussed. Decisions on matters, such as dues amount/increase, dues payment deadline date, changes to By-Laws, Deed restriction issues, assessments, fund raising to cover legal costs, etc. need to be made as part of the preparation.

Action Items:

  1. The Secretary will look into using postcards to give official notice of upcoming Member Meetings instead of individual letters to reduce notification cost.
  2. The President will craft an HOA Update concerning emergency access tract of land claim to post to the public website.
  3. A board member will contact Cornwall Borough Manager Cody Rhoads (717-274-3436) to inquire whether flashing yellow warning lights could be placed at the Spring Hill Acres main entrance.
  4. A board member will contact the Methodist Church in Cornwall for possible usage of their facility for future Membership Meetings to reduce meeting costs. The Catholic church is another possiblity.
